1. SunCal wanted to develop a 26-acre section of land in Anaheim, California. The plan was to construct condos on the section of land, 15 percent of the condos would be set aside for affordable housing candidates. In order to construct the condos SunCal was required to get authorization from the city council. SunCal encountered challenges in attaining the permit, because their plans were conflicting to what Walt Disney Company had in mind. The Walt Disney Company thoguht the land should only be used for tourism-related development.

2. Nonmarket Stakeholders to SunCal: Disney Employees, The Walt Disney Company, City of Anaheim, government officials, local businesses, Chamber of Commerce, affordable housing advocates and other community activist.

3. Disney employees- in favor of SunCal proposal because they need afforadable housing close to work. The Walt Disney Company- opposed because they believe the land needed to be used for tourism-related development. City of Anaheim and government officials- split because the city was interested in affordable housing but also wanted to meet the needs of their largest taxpayer. Local businesses and Chamber of Commerece- against because they rely heavily of tourism associated with Disney. Affordable house advocates and other community activist- in favor because 15 percent of the units would be affordable housing and the housing would reduce freeway congestion.

4. Disney employees- political power because of the protest skit they performed in front of City Hall. The Walt Disney Company- political power because they are a big taxpayer. Legal power because they were able to block SunCal from developing the housing. City of Anaheim and government officials- politcal power because they have the authority to grant or deny permits to developers. Local businesses and Chamber of Commerce- political power through their sway with local polticians. Affordable housing advocates and other community activist- political power through their sway with local politcians and other activists.

5. From the stakeholder map we might conlcude that the supporters of the affordable housing project have the lower salience than those against the project. Also, Disney's power in the community may overpower other stakeholders.

6. Disney needs to offer to pay its workers for nearby housing or Disney could start providing shuttle buses or other forms of transporation for its workers.
